What to Expect During Your Stay at Nihi Kai Villas in 2021.
Depending on weather and seasonal factors, there may be construction activities on some weekends but not during evening hours or before 8am. You should expect to hear noise and see workers installing new roofs and both painting and repairing the exteriors per the schedule above. There will also be construction equipment on site. Construction will be limited to the buildings as noted above to minimize the disturbance to the rest of the property as much as possible.

There are no daily resort fees and hi-speed internet and parking are always complimentary. I regret to tell you that the three bedroom units that we have in the Nihi Kai property are already booked for your requested dates. However, I do have a three bedroom unit that can accommodate your party of 6 people which is also close the Poipu Beach. It is Villas at Poipu Kai #E210, and here is the link to the unit: Villas at Poipu Kai. Please note, all of our properties are non-smoking, so no worry there.
This unit is fully air-conditioned, has fully equipped kitchen if you would have to cook during your stay and also has its own washer and dryer. It has hi-speed WIFI if ever you will be working remotely and would be close drive to Poipu Beach and a major restaurant here in Poipu. Very luxurious, boutique property with a terrific resort pool.

Hi 🙂 we are planning our first trip to Kauai ! Really want a good ocean view – wondering if 200 and 201 are really warm ( especially bedrooms ) without A/C And noise from pool ?????
Aloha Joan, we cannot wait to welcome you to Kauai. I know you will love it. NK200 and NK201 both offer great views for sure. We do not get many complaints from noise from the pool and we do have quiet hours but cannot guarantee some kids may start having some fun during the day. Most of the time I can say it is pretty quiet…Nihi Kai is a smaller property, so not overwhelming like the Hyatt or Marriott. If that is possibly too much, then we do suggest moving away from the pool. In terms of temperature, most of the time the trades blow and keep things cool, but there are times they do not and it can get hot. If AC is a requirement, then I suggest NK203 or one of the others with AC at Nihi Kai. I hope that helps.
Aloha Wendi. We are sorry you did not like the fact that the unit did not have AC. From your statements to us when here, I understand your partner has allergies and had we known ahead of time that AC was required, we could have provided you with options with AC. Also please know that had you stayed long enough and opened up the unit, it would have cooled down and aired out. We do keep units closed for security prior to guests checking in. Also, please know the carpets are cleaned regularly and do not contain mold. May I also suggest you pick a Premier or Premier Plus unit as well. Those by definition are upgraded and/or new and thus might meet your expectations. Aloha.
My husband & I are again looking for a unit to rent for Jan. through April of 2020. We prefer the 800 bldg. but not on the third level as my husband does have mobility issues. Ideally a one level would be great.
We have been staying on the Nihi Kai property for many years and are looking forward to next year already!

If you could also provide me more information like the number of bedrooms you need, is view and AC important especially to your husband who has mobility issue? If we do not have ground level with one level floor plan in building 800 for your time frame, would you be open to other options in other buildings?
I saw in your history that you have booked Nihi Kai #802 for the past years, and this is a ground level unit with a two-level floor plan, would you like to rent it again? The unit is available starting January 05, 2020 onwards.

Aloha Nicole, only the covered pavilion close to building 4 with the BBQ will be closed during the later part of your stay (4/1-4/4). Otherwise, no other amenity will be closed. Note, depending where you are, there is another BBQ up by building 8. We look forward to hosting you.
I see some units have A/C listed as an amenity but I don.t see A/C units in the rooms. It.s not the heat it.s the humidity as we say in NJ! How are the A/C rooms cooled?

I stayed in #823 last year but it got ridiculously hot in the afternoon but to the fact it had no Awning on The lanai.
Is this still the case as I liked the condo but not the heat.
If not which condo in the 800#s do have the fold down awning.
